I live near Cerritos California and at least half the high school students are Chinese chilren living in rented housing who are in the country (at great cost) to get an American education.

You have no idea what you are talkinga about.  It is because of the Gaokao exam system and how if you don't score incredibly highly on it your screwed as a Chinese citizen unless you have politically-connected parents.  It is the only thing that matters when placement is determined for university students.  Nothing else (grades, sports, extracurricular, lifestory, etc) matters.

I don't see how it ever works out for the Chinese. The biggest risk for them is that these purchases are hot money from the shadow banking system there, the results of graft and corruption. As the Chinese margin calls (and perp walks) come in some of this money is going to be clawed back (given their history it might be at gun point) and result in huge fire sales of US real estate.

So bubble 2.0 will get a little life, and a small amount of money will be arb'ed by the brokers, but this is probably a dead man walking.

To me, possibilities break down:
1. Purchases made with US debt;
2. Purchases made with Chinese debt;
3. Purchases are all-cash.

1. => Forced sellers might trigger US real estate crash (in far future);
2. => Forced sellers might trigger US real estate crash _soon_ (those margin calls);
3. => No forced sellers (these are bolt-hole purchases), but if things get bad in China the Chinese actually occupy the properties bought. Implication is moderately good for US property market.

No idea what of 1-3 is true for US, but Russian purchases in London are definitely 3 (which is why expensive top-end London is actually far _safer_ than much cheaper property outside London bought with 95% mortgage guarantees peddled by the Government - easy to see an election coming...)

How many remember the movie "Rising Sun" with Sean Connery in 1993. It was all about how Japan was going to take-over corporate America and run the universe in our stead. Many of the people I saw the movie with truly believed it was going to happen. Unfortunately (for the Japanese) that movie just about top-ticked the market. The real estate market crashed, and the Nikkei subsequently lost over 3/4 of its value.

2014: Enter the Chinese. I have deja vu all over again...

It's the old addage - a dollar earned is appreciated much more than a dollar given to you. Private enterprise would never allow this, because it would mean a loss to owners / investors. When there is no skin in the game, there is nothing to lose, and we can see how that turned out for the US in our most recent economic downturn. House flippers and liar loans get us blighted neighborhoods, defaulted loans and a collapsed housing market, a collapsed housing market get us bailed out banks, bailed out banks get us a debased currenty and so on.

Posted the following content in the reverse mortgage thread, but will repost because I will likely sell to Chinese buyers.  Now think about this crap, think about what it is they're buying - and remember, in the Chinese mind, owning property is "safe" - and then let that sink in for a minute.  Think about their "investment."

*Edit: bear in mind also that I am part Taiwanese.  I know how these buyers think...

I am seeing my local neighborhood and surrounding area declining, and the pace of decline is accelerating.  This is suburban Los Angeles area.

Examples:

Big 5 and Arby's closed.  Arby's flattened and a large 7-Eleven appears with big EBT signage in windows.

Gas station closed.  Large 7-Eleven appears with big EBT signage in windows.

Marshall's closed.  Space vacant for a a few years until BevMo opens in same spot.

Trader Joe's closes after 20+ years and record sales.  Trader Joe's, in a statement, says locations further north (which are closer to the mountains and more affluent - and away from Interstate 10) will remain open.

Two local Albertson's closed, buildings now empty derelicts.

Super-WalMart opens, 24/7/365.

Police helicopter appears 1-2 times per week overhead, sometimes circling for hours.

Ambulence sirens a daily occurence near my block now.

Local Baskin-Robbins sees fewer and fewer successful people, more FSA-type of folks, coming in.  Windows outside and glass cases inside increasingly carved up with graffitti.

Graffitti appearing on/around freeways more and more.  City authorities don't bother to clean it up.

City easements not maintained for over a year.

Young college-aged men cruising the neighborhood as if looking for something during weekday business hours.  Why are they not working?  How can they afford new-looking clothes and shoes they wear?

Conclusion: I am going to sell and leave.   I won't buy another house for awhile, just rent an apartment and wait and see what happens.

However, an ongoing divorce proceeding prevents me from selling right now, today.  Will I still get this year's price for my home next spring?  I hope so, not much I can do for now...

I know and do business with a lot of blue collar Chinese & Viet. Here's the deal. They hate black people. Despise blacks and are deeply racist 100x some redneck in Arkansas. Someone should do a TV documentary that includes real honest translations of what Chinese day about blacks. Just one insight, there is a movie called Neerakoon The Deception. Brilliant movie. This Laotian guy films his family and his mom says stuff about coming to NYC that if directly translated is the most disturbing racist language about blacks, but she says it in Lao and the subtitles do NOT match what she says.

The Chinese have, with equal tenacity, this crazed need to have their kids go to school with whites. Don't tell me I am wrong!! I am not. So every district with a lot of whites is mobbed by Chinese.

Yup.  My friend's wife is Chinese ex-pat (finished her PhD here and now working as a nuclear engineer) and she/her mother & their friends (Chinese Luthernan church) are some of the most racist people I have ever seen/encountered regarding black people.  It is like a Klan rally when they discuss black people they encounter in Wilmington/Philly.

If for a moment, we reframe the article above in terms of ALL private land ownership by a handul of uber-wealthy....(whether from China, Europe, Russia, or the good ole USA)....a slightly more disturbing picture starts to emerge.    Taking total # of US acres...subtract national forests...subtract Federal reserves (military, Native American, etc.)...subtract State and Local land holdings.....and then take a look at that result compared against total land holding of a small number of folks who own a lot.....the percentage starts to look  bit ominous.  

We of course are in no immediate danger of being 'devoured' by these folks....but something is clearly wrong with the "American Ideal of Land/Home ownership" when a small number of folks start owning double digit percentages of the total available-to-be-owned land.

If your condo has been on the market for 5 years then 110k isn't the discounted price. The market has spoken. Condominiums combine the very worst aspects of home ownership and apartment living. HOA's are generally unregulated skimming operations for HOA board of directors and their appointed property managers. A lot of condo's started out as apartments and converted to condos as a way to allow developers out of properties with huge long term maintainance liabilities.

Well, China owns the JPM HQ now that is linked to the FED. I guess the FED will be owned by China too. So really just a change of guard. From Britian to China. Well, atleast you'll have some jobs when they decide to move some industry back to the US. Thats the problem when a society spends more than it can earn. I'm afraid the writing has been on the wall for quite some time. The middle class only has itself to blame for the implosion and being SHEEP. Too much CNBC, reality shows and synthetic foods/sugars.
